Average Price per Sq Ft. - For all the homes sold in a month, this chart shows the average sales price per square foot. Larger homes tend to sell for a lower price per square foot and smaller homes tend to sell at a higher price per square foot. As home values rise, the average price per SqFt. will rise as well.
Sales Price as a Percentage of List Price

Here you will see the average sales price of homes as a percentage of the list price homes for each month for those homes that were sold. This graph gives an indication market condition. As demand rises and inventory falls, homes tend to sell for a higher percentage and in weaker markets homes tend to sell for a lower percentage.
Average Sales Price and List Price

This graph shows the average list price for each month vs. the average sold price for each month. This graph is an indication of how much above or below list price buyers are willing to pay. These graphs show the median list and sale prices only for those homes that sold that month.
Average Sales Price

This graph shows the average sales price for each month vs. the median sales price for each month. This graph is an indication of the difference between the average and median sales prices each month. The median sales price is less influenced by individual home sales and gives a better indication of market direction.
